Do I Need End Of Tenancy Cleaning?

While an end of tenancy clean is not mandatory, there are several reasons why you should consider it. Leasing can be difficult for both tenants and landlords, especially when reaching an agreement over the property’s condition when the tenancy begins and at the end of the tenancy. So let’s take a quick look at the benefits of a professional move-in, move-out clean for both tenants and landlords.

Tenants

As a tenant taking on the lease to someone else’s property, you have certain obligations to meet which are set out in your tenancy agreement. For instance, you need to keep the property’s exterior presentable or report defects so the landlord can carry out essential maintenance. You are also required to care for the property and return it in a similar condition to which it was leased. Failure to meet these obligations can lead to your landlord withholding some or all of your deposit, to pay for repairs or redecoration.

Can My Landlord Make Me Pay For A Cleaner?

While a landlord can’t specifically request you to get an end of tenancy clean, if the property is not returned in the same condition (minus some wear and tear), due to a build-up of dirt and dust, they can argue that the property has not been maintained adequately and deduct some or all of your deposit to pay for a professional clean.

Landlords And Property Managers

As a landlord or property manager, end of tenancy cleaning should be an important part of the leasing process. Having your property deeply cleaned to a professional standard not only provides your new tenants with the high standards that many of them will expect, but it also sets a standard that they should meet when returning your property at the end of their rental agreement. Setting this standard at the beginning of a new tenancy will reduce the number of disputes that may arise over the original condition of the property.

An end of tenancy clean also has the benefit for you as a landlord to easily identify areas that cannot be cleaned and instead require redecoration or maintenance.

While the cost of an end of tenancy clean may feel like an avoidable added expense, disputes between tenants and landlords can be much more costly, and in the worst cases, they can escalate to legal proceedings. Setting a standard of cleanliness and good maintenance will be difficult to dispute.

What Does End Of Tenancy Cleaning Cover?

If you are a tenant who is moving out, we can provide a certificate on request to prove that you have had the property professionally cleaned, which can help to ensure the safe return of your deposit.

The cost of End Of Tenancy cleaning can vary greatly, between £100 and £500+ depending on the property size, its level of cleanliness, and the standard of cleaner you use. So let’s break this down.

End Of Tenancy cleans are a full clean of your property that brings it as close to its original standard except for anything that needs to be decorated.

One variable that affects the cost of this type of cleaning is the size of the property and its level of cleanliness. The larger and dirtier a property, the longer it will take to clean.

An experienced cleaner who uses expensive, high-end equipment will also cost more, but you get what you pay for. While many inexperienced cleaners will do a great job, employing a professional company will ensure your property receives the highest standard of cleaning.

A typical estimate of the cost of an End Of Tenancy clean for a small 1 bedroom property that is in good condition, unfurnished, and with only light dirt would be approximately £120 – £150 to reach all areas and to provide a thorough clean.

The estimated cost of a large 3-4 bedroom property with a large kitchen, upstairs bathroom, downstairs toilet, 3 ensuite bathrooms, a 30ft lounge, furnished or part furnished, and in a fairly dirty condition would cost approximately £450 to £500+.

The average quotes we provide for End Of Tenancy Cleans typically range between £280 – £380 which provides 2 cleaners for approximately 7 to 9 hours (14 to 18 hours of cleaning time overall) which allows us to clean to a high standard that landlords or new tenants expect.

We will ask for a 70% deposit on booking which will be partially refunded if the job is finished sooner than estimated, or you will be invoiced for the outstanding balance (payable on receipt).

Our estimates are free and can be obtained through our quotation form.

We can use the details provided to make a booking if you are happy with our estimate, however, estimates may need to be increased or decreased if the property is more, or less dirty than described, or the property is larger or smaller than expected.

We always suggest an upper buffer from the original estimate but if you prefer a fixed quote, and we are unlikely to finish in time, we would provide an even clean throughout the property to a slightly lower standard, or focus on the worst areas to make the biggest impact.

If we feel we are unlikely to finish in time, we will check with you on how you would like us to proceed.

We have public liability insurance which covers you for any injuries sustained from us or damage to your property, but you can feel safe in the knowledge that we have yet to harm any of our clients or their properties.
